What Is Required to Buy Property in Dubai? A Complete Guide for Foreign Buyers

Dubai continues to attract global attention as one of the top destinations for real estate investment. With its 100% tax-free environment, high ROI, and luxury lifestyle, many foreign investors and expats are asking: What do I need to buy property in Dubai?

Here's a step-by-step guide to help you understand the requirements:

1. Valid Passport

As a foreign buyer, all you need is a valid passport. You do not need UAE residency to buy property in Dubai.

2. Buy in Freehold Zones

Foreign nationals can purchase property in designated freehold areas such as:

  • Palm Jumeirah

  • Downtown Dubai

  • Jumeirah Village Circle (JVC)

  • Dubai Marina

  • Business Bay

  • Dubai South

These areas allow full ownership with no time limit.

 3. Choose Property Type

You can choose between:

  • Off-plan property – from developers, under construction, with payment plans

  • Ready (resale) property – fully built, available for immediate handover

 4. Sign the Sale & Purchase Agreement (SPA)

Once you select a property, you’ll sign an SPA outlining the price, payment terms, and completion timeline.

5. Make the Payment

  • For off-plan properties, the initial payment is usually 10%–20%. ( Depend Developer Rules)

  • For ready properties, buyers often pay in full or use bank financing.

6. Register with Dubai Land Department (DLD)

  • To officially transfer ownership:

  • Pay a 4% DLD transfer fee

  • Receive your Title Deed under your name

  • Registration is usually handled through the Trustee's Office

7. Optional: Mortgage Approval

  • If you're financing your purchase:

  • Get pre-approval from a UAE bank

  • A minimum 20–25% down payment is required for expats

8. Optional: Apply for a Residency Visa

If your property is worth AED 750,000 or more, you may qualify for a 2–10-year renewable residency visa.

Final Thoughts

Buying property in Dubai is simpler than in many global cities. With minimal requirements, flexible payment options, and government support for foreign investors, it’s a smart time to explore your opportunities.
